Policies

Absolutely no hunting, ATVs, or off-road motorized vehicles.

No shooting of firearms, fireworks, or guns on the property.

Age: The minimum age for renters of the lodge is 25. We reserve the right to request a copy of your ID for verification of age.

Disclosure: To monitor trespassing, High Meadows and Hidden Meadows have a motion-sensing NEST security camera, and Chieftain Meadows has a Ring Doorbell to survey the driveways.

While these will never be actively monitored during guests' stay to protect guests' privacy, the homeowners will review recordings in cases of dispute concerning occupancy or property abuse.

Pond (High Meadows): No swimming, fishing, or ice skating on the pond.

Number of Guests: Your reservation is for the number of guests you declared in your reservation. If you are found to have more than that amount, you will be asked to leave without a refund.

High Meadows Lodge sleeps a maximum of 12 guests. Chieftain Meadows sleeps 12 guests. Hidden Meadows sleeps 12 guests.

Quiet Hours/Parties: Cabins are located on a road with residential homes, so please be respectful and maintain quiet hours of 11 PM to 8 AM. No parties, bachelor/bachelorette, after-prom parties, fraternity/sorority parties, or loud music.

Reservations: 50% of your total payment is due with booking; the remaining 50% will be due 30 days before your stay. Reservations made within 30 days of scheduled arrival will be billed the full amount at the time of reservation.

Refundable Damage Deposit: A $500 refundable damage deposit is due with your final payment. If there are no damages, excessive mess, or missing items, the deposit will be returned within 14 days.

It is your responsibility to maintain the cabin in a neat and clean condition throughout your stay.

Cancellation Policy: If a reservation is canceled at least 60 days prior to your arrival date, you will be refunded 100%of what has been paid. Any cancellation made less than 30-60 days prior to arrival will result in a cancellation penalty, which will be fifty percent (50%) of the total stay.

Any cancellation made 30 days or less will not receive a refund. Please make sure you receive a confirmation email that your reservation has been canceled.

Check-In Time is 4:00 PM / Check-Out Time is 11:00 AM: Discovery of unauthorized early check-ins or late check-outs will result in the withholding of the deposit.

Accessibility: During winter months, 4-wheel drive vehicles are recommended. Refunds will not be made for inclement weather.

This is a Non-Smoking Lodge: Smoking is permitted on the porches or decks only. Please do not throw your butts off of either the porch or deck. Please be advised that any signs of smoking/vaping in this cabin will constitute a breach of agreement, and your damage deposit will not be returned.

Pets: Dogs must be pre-approved, and a $50 per dog fee paid, with a maximum of two. However, no dogs are permitted at Hidden Meadows. Please keep dogs off furniture, and clean up after them in the yard.

Amenities: With any home appliance, A/C, heating units, TVs, fireplaces, etc., malfunctions do occur on occasion. There is a list of emergency contacts posted on the corkboard in the kitchen.

There are cleaning tools available for the renter’s use (broom, mop, vacuum, etc). The unit is fully furnished with cookware, a coffee pot, Keurig, a microwave, a toaster, glasses, silverware, and dishes

We provide linens and towels based on the number of people in your party, along with a starter supply of dish detergent, laundry detergent, paper towels, and toilet tissue. You may want to bring pool-type towels for the hot tub.

If you are planning on an extended stay, or if there is a large number in your party, you should add these items to your grocery list.

Refunds: No refunds will be given due to weather or for early departure. No refunds in the event of mechanical failure or any public utility problems.

Hot Tub: The guest’s use of the hot tub is at the guest’s sole risk. The guest is fully aware that the hot tub and surrounding patio/deck may be dangerous. Please use caution when entering and exiting the hot tub. Do not sit on or place anything on the cover.

Do not use any glass containers in or around the hot tub. Due to emptying and refilling of the hot tub between guests, the water may not be up to full temperature at the time of your arrival.

Fireplace: The cabin has an indoor wood-burning fireplace. Be sure the flue is open before lighting. There is also a fire ring outside.

Do not leave fires burning unattended. Please make sure any fires are completely extinguished when done using.

You will need to pick up your own firewood, or you can purchase bundles for $6 at the lodge (payable by Venmo, cash, or check).

TV/Telephone/Internet: Our service provider is Dish TV for televisions. This cabin does not have a landline phone. There is internet and Wi-Fi.

Because of the scenic location, cell phone service is not guaranteed. Some service providers are more accessible than others, depending on the location.

Critter & Wildlife: Please be aware that you are in the woods. This cabin is treated for pests by a professional pest control company each month. However, certain bugs, hornets, spiders, ladybugs, wasps, ants, and other pests will be around the cabin inside or out.

Please make every effort to keep windows and doors closed. Please make sure that outside trash cans are firmly secured and that all trash is bagged.
